How to know when it is time to get a new roof?

Good question—knowing when you need a new roof can save you a lot of headache (and water damage). Here are some common signs that it might be time to replace it:

Visual Clues (from the ground or attic)

-Shingles curling, cracking, or missing: These are signs of aging or storm damage.

- Dark streaks or moss: Can mean trapped moisture or algae growth.

- Sagging roof deck: Indicates structural issues or water damage underneath.

- Granules in gutters: Asphalt shingles shed granules near the end of their life.

- Daylight in the attic: If you see light coming through the boards—uh-oh.



Age of the Roof

-Asphalt shingles: 20–30 years.

- Metal roofs: 40–70 years.

- Wood shakes: 30–40 years.

- EPDM : 50+ years (but inspect regularly).


Even if it looks okay, if you're approaching the end of that lifespan, a replacement is on the horizon.

💧Leak or Water Damage

- Water spots on ceilings or walls.

- Mold or mildew in attic or top floor.

- Ice dams forming frequently in winter.

🏚️Other Telltale Signs

- Roof looks worn or uneven.
